Residential Building Permits

To submit an application for a building permit, visit the Code Enforcement office in Room 407 of the City of Erie Municipal Building.  For minor projects, a permit will often times be granted at time of application.

Permit Application Forms

1-2 Family Dwellings

Window, Door, Roof and Siding Replacement:    No permit is required, under the condition that the dimensions or framing of the original structures are not altered Awnings A window awning supported by an exterior wall that projects more than 54 inches requires a permit

Fees
If the cost of construction is $2,000 or less, the permit fee will be $29.50.

If the cost of construction is over $2,000, the fee will be calculated as:
$29.50 + $6 per $1,000 in excess of $2,000

Decks

Decks and enclosed porches must meet zoning setback requirements. Plans or a list of materials, if available should be provided for review by the Building Inspector. It is the responsibility of the homeowner or contractor to schedule inspections as directed upon receipt of a building permit.

Fees:
If the cost of construction is $2,000 or less, the permit fee will be $29.50.

If the cost of construction is over $2,000, the fee will be calculated as:
$29.50 + $6 per $1,000 in excess of $2,000  

Note:  An additional $25.00 will be charged for zoning approval

Fences

  • Fences may be placed up to but may not exceed your property line.  Be sure to consult with the zoning officer if you are unsure of the exact dimensions of your parcel
  • Fences may not exceed 6’6” in a residential district

Garages

Must comply with zoning setbacks Unless attached to dwelling, may be no closer than 6 feet from any structure Driveways may be constructed or extended to the property line.  Driveway permits are issued by the City of Erie Traffic Engineering Office. In addition to full foundation garages, pole buildings are permitted. It is the responsibility of the homeowner or contractor to schedule inspections as directed upon receipt of a building permit. Plans should be provided for review by the building inspector.

Fees:

If the cost of construction is $2,000 or less, the permit fee will be $29.50.

If the cost of construction is over $2,000, the fee will be calculated as:
$29.50 + $6 per $1,000 in excess of $2,000

Note:  An additional $25.00 will be charged for zoning approval

Ramps

Handicap ramps which do not have enclosed sides or roof are exempt from setback regulations and may be placed up to the building line. No ramp shall be located within the City of Erie right of way without prior permission by the Engineering Department. Plans or a list of materials, if available, should be provided for review by the Building Inspector. It is the responsibility of the homeowner or contractor to schedule inspections as directed upon receipt of a building permit.

Fees:

If the cost of construction is $2,000 or less, the permit fee is $29.50.

If the cost of construction is over $2,000, the fee will be calculated as:
$29.50 + $6 per $1,000 in excess of $2,000

Roofs

Permits are not required for residential roof coverings (ex: shingles, etc.) Permits are required for structural repairs or changes to roofs.

Fees:

If the cost of construction is $2,000 or less the permit fee will be $29.50.

If the cost of construction is over $2,000, the fee will be calculated as:
$29.50 + $6 per $1,000 in excess of $2,000

Sheds

Must be in compliance with zoning setback regulations. Plans or a list of materials, if available, should be provided for review by the Building Inspector. It is the responsibility of the homeowner or contractor to schedule an appointment for a final Inspection.

Fees: 

If the cost of construction is $2,000 or less, the permit fee is $29.50.

If the cost of construction is over $2,000, the fee will be
calculated as:
$29.50 + $6 per $1,000 in excess of  $2,000

Pools

A permit is required for all pools deeper than 24” A swimming pool, hot tub or spa which is accessory to a one or two family dwelling must also be in compliance with International Residential and Building Codes Be sure you are in compliance with all zoning regulations: Minimum of 6’ from dwelling (measured from the furthest rear addition or deck) Minimum of 6’ from the side and rear property lines May not be installed in front of the house
